Zillow property portal calculating 'Rent Zestimates' for 90 million (residential) properties

Here's a new resource for residential property owners and investors. Inman News reported Wednesday, March 9, 2011 that Zillow property portal now calculates rent estimates for 90 million "homes and apartments" whether or not they're actually for rent.

I looked up my listing 3709 Commerce Street and Zillow zestimated $2,287 monthly rent. Not bad, about 10 percent high. Former Cowboy Terrell Owens' townhome in the same development at 3701 was for rent at $2,000 two weeks ago. This is pretty much in line with Zillow's home prices in general. An associate techie at our local board had researched Zillow's formula and concluded they are typically 10% high, and on purpose -- I suppose one reason it cuts down on the flame mail from ticked off owners!

Taken for what it is, it's a good resource you may want to use to get ballpark numbers. If you want to fine tune things and zero in on your particular property with it's strong points and weaknesses, consult a Realtor®. Contact me if you'd like an evaluation of your property.
